The home inspection business today is shaped by a sluggish economy, dominated by foreclosure properties and new homes that have been sitting on the market for more than a year.

But the problems found are the same ones that crop up in a hot market, according to inspectors in Mobile and Baldwin counties, including moisture, mold, leaking roofs, faulty water heaters, poor heating and air conditioning systems and nonworking attic fans.

Many houses suffer from "deferred maintenance," said John Glover, a home inspector, builder and owner of Glover Realty in Mobile. "People do not maintain their houses. They don't want to spend the money to keep them up. If they did, there would be no problems."
